Better wood, and more to think about
The early-century houses along Wellington Crescent and the streets behind it were built with a budget most Winnipeg neighbourhoods did not have. You find quarter-sawn oak with its distinctive medullary ray flecking, feature borders and inlaid strips at the edge of a room, wider board runs, and stair treads and landings that were part of the same original install.
That changes how a floor gets approached. A plain strip floor can be sanded corner to corner without much thought. A floor with a contrasting border, an inlay, or a different species in the hall needs the sanding sequence planned so the edger does not cut through a thin decorative strip, and it needs a stain choice that works on both woods at once. It is slower work and it is the reason we look at these floors in person before quoting a number.
Restoring rather than resurfacing
On a Crescentwood floor the wrong move is usually the aggressive one. Quarter-sawn oak looks the way it does because of how it was cut, and a heavy sanding pass takes the figure down along with the scratches. If the finish is what has failed and the wood is sound, we would rather recoat and keep the character than sand it flat.
